I came across this idea and wondered… if you live on a houseboat, can you actually avoid property taxes? Arkansas apparently doesn’t have property taxes on boats. Would this really work?
Won’t you still pay property tax on the land? Not sure how this avoids it completely.

Yeah, that’s what I don’t get either. If you’re paying property tax anyway, where’s the savings? If there’s no tax, why not just build a house? Is there some loophole where land without a structure gets taxed way less?

If you build a house, the land value goes up, and so does the tax.
Makes a bit more sense now. So it’s about lowering the tax, not avoiding it entirely. But is it worth the hassle to save a couple grand? Wouldn’t a trailer home work just as well?
@Page
We’ve got two properties—one acre with a house and another 17-acre lot without anything on it. Property tax on the house is $3200 a year, but the other one is only $110. Hope that clears it up.

Whoa, where’s this?
Is that land classified as forestry or farmland? Some areas give huge tax breaks if you meet certain criteria.

You’ve clearly not watched enough TikTok.
Now this is the kind of random stuff I come to this forum for. Well done.
Even in Arkansas, you can’t just dump waste on the land.

It’s his land though? People have boats on private lakes all the time in Texas.

You still can’t set up your own septic system without proper approval.
Apparently, Arkansas lets you bury compost toilet waste, so maybe that’s an option.
@Hadley
Boats usually have septic tanks, and services can pump them out regularly. Not sure if that saves much, though.

Yeah, but that’s not exactly practical. Composting toilets might be better.

This whole thing doesn’t seem practical to begin with.
I still think it’s cool. The spot in the pic looks decent.
